Older buildings frequently lack accurate as-built documentation. Services get modified, rerouted, or added over time without records being updated. We capture existing conditions through point cloud data and convert them into accurate ASMEPF BIM models — giving you a dependable base for refurbishment, retrofit, or expansion work.

Existing & Operational Buildings

During Construction — Pre-Ceiling Scans

Once finishes go in, critical information disappears. We carry out construction-stage scans after structural works and before false ceilings, capturing above-ceiling services, penetrations, and installation accuracy while it's still visible. This creates a permanent digital record and validates that coordinated BIM intent has been executed correctly.

After practical completion, scanning provides a final validation layer — capturing the building as it was actually handed over. We convert this into LOD 500 as-built BIM models that owners and FM teams can rely on for operations, maintenance, and future modifications.

Post-Construction & Handover

As-Built Drawings from Scan Data

Once scan data is validated and converted into BIM models, we produce as-built drawings directly from the model — including floor-wise plans, sections, elevations, and service identification details. These are derived from verified geometry, not assumptions or incomplete redlines.
