Our role changes as the project progresses. Here's what we deliver at each stage:

Architectural Design Process

Schematic Design — LOD 200

At the earliest stage, we convert concept layouts and sketches into coordinated ASMEPF BIM models. This gives consultants and owners a clear 3D picture of how systems will interact — and helps identify coordination risks before design decisions become locked in.

Detailed Design — LOD 300

At detailed design, we develop fully defined ASMEPF models based on 2D design inputs, coordinating across architecture, structure, and building services. Clash detection at this stage reduces design rework and improves cost certainty before tender.

Tender / GFC / IFC — LOD 350

Pre-construction BIM should reduce ambiguity for contractors, not create it. At LOD 350, we deliver coordination-ready models with defined routing, clear interfaces, and identified builders' work — so contractors can price and plan with confidence.

Construction Stage — LOD 400

Construction BIM is where coordination meets real-world installation. We upgrade LOD 300/350 models to trade-specific LOD 400 — incorporating manufacturer data, installation clearances, hanger and support details, and builders' work requirements. The result is models and drawings that site teams can actually work from.

4D Sequencing

By linking coordinated BIM models to project schedules, we help construction teams see how the project will be built — before work starts. This supports phasing decisions, trade sequencing, and early identification of access or logistics constraints.

5D Quantity Extraction

Quantities extracted directly from coordinated BIM models are more reliable than drawing-based take-offs. We support cost planning, BOQ preparation, and procurement decisions with model-derived quantities at LOD 300, 350, and 400.

As-Built Stage — LOD 500

The final model should reflect what was actually built — not what was originally designed. We update BIM models through construction, incorporating site markups, approved variations, and field changes. The result is a dependable as-built record for owners and facility management teams.

BIM Management

Across all stages, we provide the governance layer that keeps BIM activities on track — from BIM Execution Planning and CDE setup through to clash management, progress tracking, and client reporting.
